How to Increase Occupancy During the Off Season…

Many desirable locations for vacationers have seasonality, so as hosts and property managers, what are the best ways to continue to attract guests?

I think it would be beneficial to first begin with a common mistake many people make, which is simply to lower the price. Sure lowering your price below your competitors will surely begin to fill the calendar, but what type of renters are you attracting? What potential renters are you turning away? The better renters will often pass on a deal that is “too good to be true” and you are left with renters that may not fit your target market.

The best way is simply to continue to highlight the value of your home. What makes your home unique and special? Revisit your photos and listing description to make sure that your listing reflects the experience that you are most trying to portray. Go back to past guests and ask for reviews that will further highlight what makes your home great (check out our blog on review generating techniques here). This is also a great time to offer discounts to those past guests and to ask for referrals. If you have a minimum length of stay, perhaps this a good time to lower that to attract some weekend guests or guests that are on the fence.

Additionally, remember that in the offseason the market can be even more competitive. The amount of people that are looking to vacation to your area is going to be smaller, so make sure everything is buttoned up. Your customer service and response time to inquiries needs to be better than ever.

Remember, focus on value and to be creative. The “in season” will be here before you know it.
